Avant Construction Group co-owners now managing partners in Juliette Balcony restoration

Jacksonville, FL – December 18, 2024 – Alan and Ellen Cottrill, co-owners of Avant Construction Group, a Jacksonville-based company with years of experience in historic renovation and adaptive reuse projects, now have a 95% ownership stake in the redevelopment of the Juliette Balcony building.

The Downtown Investment Authority board voted 8-0 on December 18th to recommend approval of a $2.56 million incentive package to redevelop the vacant three-story building at 225 N. Laura St. With the vote, the incentives advance to the Jacksonville City Council.

Avant Construction is set to embark on a historic adaptive reuse project that has long been in the works. aims to transform the 1904 building into a vibrant mixed-use space that blends the area’s rich history with modern functionality.

The Juliette Balcony building, a designated city landmark, will undergo a comprehensive rehabilitation. The project’s cost is estimated at $5.87 million, with $900,000 in proposed equity. The Cottrill’s, in collaboration with the current owners, Raef and Carmen Godwin, plan to provide a minimum of 5,600 square feet of leasable space, which will further revitalize downtown Jacksonville’s commercial and residential areas.

As part of the redevelopment, the Godwins also plan to acquire the neighboring Mag’s Cafe to further enhance the area’s appeal. The

collaboration between Avant Construction and the Godwins aims to create a dynamic and sustainable space that will be a cornerstone of downtown Jacksonville’s ongoing revitalization.

The next steps for the project include final approvals from the DIA Board and City Council, with construction expected to begin in 2025.
