The Garrett Companies’ 275-unit community will offer one-, two- and three-bedroom homes steps from The Station town center
JACKSONVILLE, Fla. (September 24, 2026) — The PARC Group, master developer of EverRange, and The Garrett Companies have shared the first details of Garrett at EverRange, a 275-unit luxury apartment community that will be the first rental offering in the master-planned community. Construction is underway, and the initial phase, including the clubhouse, is expected to open in late 2027.
Garrett at EverRange will feature 101 one-bedroom, 140 two-bedroom and 34 three-bedroom apartment homes, all delivered through The Garrett Companies’ Edge Signature product. Units range in size from 770 to 1,345 square feet. Apartment features will include high-end kitchen and bathroom cabinetry, vinyl plank flooring, a stainless steel appliance package and a spacious balcony or patio with views. Garages will also be available.
The apartment community will feature five four-story buildings and will be located on approximately nine acres at 12331 Ever Range Parkway, adjacent to The Station, the walkable town center taking shape at the EverRange entrance near Philips Highway/U.S. 1.

Residents will be steps from The Station, home to neighborhood shops, services and local eateries serving the EverRange community, with construction anticipated to begin in 2027. A future road connection to eTown, The PARC Group’s neighboring master-planned community, will add grocery, retail, dining and service options. Convenient access to Philips Highway/U.S. 1 puts the greater Jacksonville area within easy reach.
Adding rental homes to a fast-growing community
EverRange is located off Philips Highway/U.S. 1 between The PARC Group’s existing communities, eTown and Nocatee, and preserves approximately half of its land for green space, trails and native Florida landscape. Three neighborhoods are now selling with model homes open: Mariposa, with single-family homes from six builders; Regency, a 55-and-older neighborhood by Toll Brothers; and The Ridge, energy-efficient townhomes by Dream Finders Homes. Monterra, a 54-homesite estate neighborhood by Mastercraft Builder Group, is coming soon. Garrett at EverRange adds the community’s first rental homes to that mix, alongside a central amenity hub known as The Grove.
